Windsor Realty Fund-IV

Windsor Realty Fund IV-2002 L.P. (“WRF-IV”), a discretionary equity co-investment joint venture between affiliates of GID, Spaulding & Slye Investment Company, and the pension fund of a major Fortune 100 company was established in 2002 and modeled after GID’s successful Windsor Realty Fund-II partnership. During its investment phase, WRF-IV’s strategy was to acquire suburban office properties with quality tenant rosters in target markets such as the Mid-Atlantic region, Philadelphia, Northern N.J., Southern Connecticut, White Plains, N.Y., Greater Boston, Suburban Chicago, Atlanta, South Florida, Austin, Dallas and Houston.

WRF-IV acquired eight suburban office properties in suburban Atlanta, Austin, Boston, Chicago, Dallas, Orlando and Philadelphia totaling 1.38 million square feet. As of December 31, 2011, WRF-IV owns five assets containing 709,650 square feet.

GID, which made a significant equity co-investment in WRF-IV, serves as portfolio and asset manager.
