  • Acquisition of either single assets or a portfolio.
  • Acquisition of a fee simple or partnership interest, the debt related to investment properties, or a controlling interest in a joint venture.
  • Industrial/flex business parks (with or without additional development potential) in a business park setting.

    • 4 per 1,000 sq. ft. parking for single story office and 2.5 per 1,000 sq. ft. for flex buildings
    • Mix of 70% flex buildings and 30% single story office
    • Minimum 16 foot clear heights
    • Brick or tilt-up construction
    • Bay depth of between 80 feet to 160 feet
    • Unified appearance of buildings
    • Immediate access to interstates
  • Minimum of 150,000 rentable square feet.
  • Less than 15 years old.
  • Price range of $10 to $60 million per transaction.
